This stage sets the foundation for the project. We start with block planning and massing, working within Council controls to test how your design will work. At the same time, we prepare existing condition drawings and a 3D model that guide the project through every following stage. Clear, focused, and practical from the very beginning.

At this stage, we begin sharpening the exterior look, introducing early material ideas while shaping the spatial layout into something more resolved and practical. We recommend engaging a Quantity Surveyor at the end of this phase to prepare a cost plan, setting clear budget expectations before moving forward.

Approval pathways vary depending on your project’s scope. Some projects require a Development Application (DA) through Council, especially if they fall outside Exempt planning controls. Others qualify for a Complying Development Certificate (CDC), a faster, private approval route for projects that meet strict, predefined criteria.

COUNCIL (DA)
We bring together a team of specialist consultants and prepare a complete set of Development Application drawings. We handle gathering all the necessary reports and documentation, making sure everything is ready for a smooth submission to Council.PRIVATE CERTIFIER (CDC)
For CDCs, we prepare a full drawing package and coordinate with consultants to compile all required reports. We streamline the process into one cohesive submission to keep approvals as efficient and straightforward as possible. -
During Design Development, we take the approved concept and turn it into a fully realised design, making sure every detail aligns with the overall vision. This phase is about refining materials, finishes, joinery, and technical details to balance form and function perfectly.
We collaborate closely with trusted suppliers and consultants to finalise specifications and incorporate their insight into the design.

The Documentation stage is where the design gets locked down and translated into precise drawings and specifications, ready for pricing and construction. With the major decisions behind us, this phase shifts to a technical focus, prioritising accuracy, clarity, and practical buildability.

Our tender process is clear, precise, and focused on securing the best outcome for your project. We prepare a thorough tender package including architectural drawings, specifications, and schedules, then invite a select group of trusted builders to provide competitive quotes. Once submissions come in, we review them closely, support negotiations, and help you select the builder who best fits your vision, budget, and timeline.
Sometimes involving a builder early in the design stage makes sense. It can streamline delivery, improve cost certainty, or keep options open depending on what matters most to you. Every project calls for a tailored approach.
Before construction can begin, a Construction Certificate (CC) is essential. This confirms your design meets the National Construction Code (NCC) and complies with your Development Approval conditions. The CC locks in structural details, materials, and compliance, giving the green light to start work on site.

During construction, we ensure the design is realised exactly as intended by providing ongoing support and coordination. We remain available to answer contractor questions, attend regular site meetings, and update drawings as needed. Our team carefully reviews samples, prototypes, and shop drawings to keep the build process efficient and trouble-free.
